I acknowledge your mail. I'm not a live in Landlord. I will have to come down for viewing Today and we can meet for viewing by 7pm, I need you to confirm if the time is ok by you, because i have other plans.
I will have to come down with the keys and the contract, so we can sign the contract if you are ready to rent immediately and i will handover the keys to you.  Are you ok with the cost of renting?
Can you show provide evidence that you can afford renting? because i was invited on Friday for viewing, when Deborah showed interest in the flat and i sent her the flat details and pictures she proceed and schedule to meet for viewing on  Friday, it was after i got down on  Friday expecting Deborah but she didn't show up, she sent me email on Saturday, informing me that she will not be able to come for viewing again, as she cant afford the cost of renting and she had decide to stay more in the flat she live in. That was why i had to place the ad again.
So i wasted my time and money transporting myself down because of Deborah, so i really don't want this to happen again, i will like to see proof that you have available money for renting and can afford the cost of renting.

You will have to give a close relative cash for a month rent plus security deposit (£600+£700=£1,300) to transfer to you at the nearest Western Union outlet close to you.You will be the one to collect the money when you arrive for the viewing at the nearest Western Union outlet close to the flat.

Here is how to go about it:
Sender's Name.......? Should be your brother or sister's name
Receiver's Name.........? Should be your name, so you will be in possession of your money. (The money is safe as it is only you that can withdraw it, since you are the receiver)
Receiver's Address.........? Use your address

Then, scan a copy of the western union paper to me or you send me the Sender's Name and the MTCN (10 Digit Number) as a proof of the transaction, so as for me to be sure you will be coming.

I know Western Union office will require some charges for the transaction, but i promise to refund the transaction charges back, when we meet for viewing.

I have had several cases of people we had a deal for viewing and fail to turn up is either they cannot afford the rent or the security deposit required but want me to come down with the aim of renegotiating.

I'm sorry for any inconveniency this might cause but i just have to be sure you can afford renting before coming for viewing.

What do you mean by ‘frolicking’? Is this similar to Morris Dancing? If it is, then this makes me incredibly uneasy. I become very anxious and highly nasal when around Morris dancers. Let me explain why – In  2005 I was on a caravanning holiday in the Westcountry, I’d had a jolly old time with my friends Rodney Spine and Barbara Longnips (who incidentally will be the person I am making the transfer out too as I don’t have a brother or sister) but upon our last night, we stumbled across these Morris dancers, they shook there bells and flapped their hankies and rounded us into a corner, and smacked sticks above our heads shouting WE ARE THE EXETER MORRIS DANCERS. I didn’t sleep for weeks, it was like a scene out of a Bas Luhrman movie, I am a rather nervous individual as it is, and this was quite frankly terrifying.

I hope you don’t mind me telling you this story, I just need to be clear that if ‘frolicking’ does indeed mean there will  be Morris dancers in the facility then I am dubious about proceeding.

Please can you clarify, and if possible as soon as, as I will need to go to the bank by 1pm.

No frolicking does not mean there will be Morris dancers. The flat is quite and in friendly environment, so dont get bothered over that ok. Just trying to let you know you will be able to have fun, dance and relax at your own pleasant time, most especially on weekends when you are home.

I look forward to see a scan copy of  the western union proof of £1300, so as for me to be sure you are capable and let me know the amount western union charge you for the transfer, i promise to refund it when we meet tonight.

Ok, so no morris dancers. Are you a 100% sure of this? If the flat is in a quiet and friendly environment then I suppose the risk of bumping into these menacing folk is reduced, because let me tell you they are not quiet and they are not friendly.

Is there a reduction in rent if absolutely no dancing goes on? I feel a little nervous that even after we cleared up the whole frolicking, morris dancing issue, you still mention that there will be dancing in the flat. I really don't want to get bogged down in this frolicking, dancing, bohemian, nest of vipers Dane. Also what happens when you rent the other room out? Would I be able to request that the other person refrains from any type of dancing? Here are a list of banned dances you make like to consider including when advertising for another person -

Quick question - and slightly sensitive matter, so i would appreciate your discretion. I've got some Uranium rods that need storing, how thick would you say the steel of the bath is?? Also Am I allowed to have pets? I have two owls. Beautiful creature the owl Dane, very wise. I won them in an illegal dog fight in Peckham in 2008. Yep, I hear ya, don't care for dancers but i love a good illegal dog fight.
