Thanks for your response to my ad. My flat is three bedroom apartment but I currently have
two rooms available now, my tenants just moved back to their country so the rooms are currently
available.Here is little details about the flat.
Flat address: Sandwich Street, Bloomsbury, London, Post Code: WC1H 9PR
Rent: £500 per month, for a room,all bills inclusive(i.e.water,gas,electricity,council tax etc)
Security deposit:£500 refundable after four weeks in the flat.
There is no problem if you want to rent it for a period of 3 months.
Moving in date: the room is currently available but I'm flexible with moving in date in case you don't want to move in now.
The flat is on the second floor and it is ex-council housing.
Flat amenities:TV ,CD - DVD - Video,Radio,High-speed Internet with WiFi,Washing Machine ,dryer, Heating, Iron and Ironing board,Gas
cooker,Electric Kettle,Toaster,Dishwasher,Refrigerator, Microwave e.t.c
The pictures of the flat are hereby attached with this email.
Location: Ucl campus, university of London and soas. the London school of economics, central st. martins, bbp law school, king's college London and the aa school of architecture are a 10 minute walk away.convenient transportation.
About the flatmate: You will be sharing with professional female from Australia, she's 23 year old and work in Finance,she use the third room but
she is not around at the moment,she will be back in a month time.She's a very quiet disciplined person, a stickler for cleanliness and organization.
She spend most of her time reading online and her other interests are online games,board games,poker, crosswords,theater,swimming, housekeeping, gift wrapping, film making, stationery, marketing, different cultures ...many many things actually :)
About me: I'm 41 year old, I work in a construction company, I own the flat but I don't live in it because I don't live in London. I live and work in Manchester but I come to London one or twice in a month to check on my tenants.

Thanks for your reply,there's no problem in inviting you for the viewing,I currently work and live in Manchester so I will need to take a day off from work in order to come down to arrange the viewing with you.I have had several cases of people we had a deal for viewing and fail to turn up is either they cannot afford the rent or the security deposit required but want me to come down with the aim of renegotiating.
I have consulted my lawyer and we have resolved that any potential tenants should be able to prove in the following way in order to determine who is financially buoyant and that he or she can stick to appointment when scheduled and able to pay his/her rent as at when due.
You will need to give someone that's close to you cash for a month rent plus security deposit (£500+£500=£1000) to transfer to you via Western Union at the nearest Western Union close to you .You will be the one to collect the money when you arrive for the viewing at the nearest Western Union outlet close to the flat and pay me after you have seen the flat and ok with it. In a situation whereby none of your friends is available to do the transfer for you, you can transfer the money to any friend's name or anybody that's close to you in London.The person will need to come with you for the viewing so that he/she will be able to collect the money after the viewing while you pay me in person if everything goes well.
I do not want you to have the feeling that I am asking for money BEFORE you see what you are renting because I know that payment is meant to be done AFTER you have seen the Flat and okay with it that is why I said you should make the transfer to yourself so that you will be the one to receive the money and pay me in person after the viewing.
If you are ready ,you can go ahead and make the transfer and let me know immediately you do the transfer so that I can know how to squeeze out time to come and meet you.You will need to scan the copy of the transfer receipt and email it to me in order to know you have made the transfer and to let you know that I will return back to you the full transfer charges whether you decide to rent the flat or not when we meet.
Let me know if you are ok with this arrangement so that we can proceed.

Awesome! This all sounds good with me, I can do the transfer no problem as have just been paid.
My only concern is the person who I could be sharing the flat with, You mentioned she like gift wrapping? I can't be around sellotape as I am very allergic to sellotape. In fact, the thought of it in this e-mail is making me itch and anxious. When I was 5, I sellotaped all the hair off my cat and as a punishment my parents sellotape me to my bedroom door for hours, left me there for days so you can understand why I would be so anxious about this.
Is there any way you could possibly remove all traces of sellotape and possible gift wrapping from the flat, this would of course mean her having to give up her hobby of gift wrapping.
If this can be sorted then i'm all good.

Thankyou for your deep concern.
Before I goto Western Union and do this I seriously need to know if this other girl will be surrounding herself with Sellotape and other gift wrapping paraphenaelia? I'll give you an example of how reactive I am to Sellotape...
Back in the Summer of '94 I was in my local Ryman's stationery shop on the old High Street. The manager had just taken a delivery of Sellotape, there was boxes of the stuff everywhere, all over the shop. Due to the abundance of Sellotape Jim the manager had to store boxes of it on top shelves, whilst I was holding his ladder the industry sellotape on the bottom of one of the boxes gave way leading to what I can only describe as a 'Sellotape Niagra falls'...this was even after my parents sellotaped me to my bedroom door for sellotaping all my cats hair off him...but that's another story. Anyway, Ryman's...It was horrific.
So, I think I really do need to worry about this, Can you give me the other resident's phone number or e-mail address so I can just check how often she wraps presents or to see whether she uses Sellotape because if she only uses Pritt stick glue I am totally fine with that apart from when it gets on your hands..but thats just a occupational hinderance rather than a phobia.

Ohh once in a while..I see, that would mean I would only get scared, anxious and driven to the point of suicide probably only once in a while then...this deal is looking good I must say David.
One more thing I would like to ask before transferring the £1,000 funds to Western Union for you. Is the flat hurricane proof? The reason why I ask is that when I was camping in the foothills of mount DibbaDabbu a hurricane hit my hotel and it blew away leaving me to survive the harsh African winter of '87...If this were to happen again I don't think I could cope with it.
Sorry to mess you around David but this really is important to me and I really love the flat.

Morning David!
I had a wonderful time thanks! All I did was watch Eastenders (Can you believe that plot line by the way??!), then watched Human Planet (WOW!) then attempted to watch Bone Collector on Channel5 but because I had my laptop on I got sidetracked by the blue and white of Facebook so didn't end up watching Bone Collector.
Anyway, back to us. I'm guessing the flat is hurricane proof as it looks to me like it was built in the 60's so it would've withstood the hurricane of 87 which devestated many parts of the south east, I actually lost my dog in it..just got sucked up into the air.
Right, I think i'm ready, how to do I transfer the money? Have you got the other girl's name as I would like to add her on facebook?
