Hi Annabelle,

Thanks for your reply, there's no problem in inviting you  for the viewing,I currently work and live in Manchester so I will need to take a day off from work in order to come down to arrange the viewing with you.I have had several cases of people we had a deal for viewing and fail to turn up is either they cannot afford the rent or the security deposit required but want me to come down with the aim of renegotiating.

I have consulted my lawyer and we have resolved that any potential tenants should be able to prove in the following way in order to determine who is financially buoyant and that he or she can stick to appointment when scheduled and able to pay his/her rent as at when due.

You will need to give someone that's close to you cash for a month rent plus security deposit (£500+£500=£1000) to transfer to you via Western Union at the nearest Western Union close to you .You will be the one to collect the money when you arrive for the viewing at the nearest Western Union outlet close to the flat and pay me after you have seen the flat and ok with it. In a situation whereby none of your friends is available to do the transfer for you, you can transfer the money to any friend's name or anybody that's close to you in London. The person will need to come with you for the viewing so that he/she will be able to collect the money after the viewing while you pay me in person if everything goes well.

I do not want you to have the feeling that I am asking for money BEFORE you see what you are renting because I know that payment is meant to be done AFTER you have seen the Flat and okay with it that is why I said you should make the transfer to yourself so that you will be the one to receive the money and pay me  in person after the viewing.

If you are ready ,you can go ahead and make the transfer and let me know immediately you do the transfer so that I can know how to squeeze out time to come and meet you.You will need to scan the copy of the transfer receipt and email it to me in order to know you have made the transfer and to let you know that I will return back to you the full transfer charges whether you decide to rent the flat or not when we meet.

Let me know if you are ok with this arrangement so that we can proceed.

Kind regards,
David

Hi David,

Awesome! This all sounds good with me, I can do the transfer no problem as have just been paid.

My only concern is the person who I could be sharing the flat with, You mentioned she like gift wrapping? I can't be around sellotape as I am very allergic to sellotape. In fact, the thought of it in this e-mail is making me itch and anxious. When I was 5, I sellotaped all the hair off my cat and as a punishment my parents sellotape me to my bedroom door for hours, left me there for days so you can understand why I would be so anxious about this.

Is there any way you could possibly remove all traces of sellotape and possible gift wrapping from the flat, this would of course mean her having to give up her hobby of gift wrapping.

If this can be sorted then i'm all good.

Thanks David.

Hi Anna,

You don't have to worry yourself with the issue of sellotape or gift wrapping, you can go ahead with the transfer and get back to me asap with the copy of the transfer receipt so that we can proceed.

Let me know when you're going to do the transfer.
Looking forward to hearing from you.

Hi David,

Thankyou for your deep concern.

Before I goto Western Union and do this I seriously need to know if this other girl will be surrounding herself with Sellotape and other gift wrapping paraphenaelia? I'll give you an example of how reactive I am to Sellotape...

Back in the Summer of '94 I was in my local Ryman's stationery shop on the old High Street. The manager had just taken a delivery of Sellotape, there was boxes of the stuff everywhere, all over the shop. Due to the abundance of Sellotape Jim the manager had to store boxes of it on top shelves, whilst I was holding his ladder the industry sellotape on the bottom of one of the boxes gave way leading to what I can only describe as a 'Sellotape Niagra falls'...this was even after my parents sellotaped me to my bedroom door for sellotaping all my cats hair off him...but that's another story. Anyway, Ryman's...It was horrific.

So, I think I really do need to worry about this, Can you give me the other resident's phone number or e-mail address so I can just check how often she wraps presents or to see whether she uses Sellotape because if she only uses Pritt stick glue I am totally fine with that apart from when it gets on your hands..but thats just a occupational hinderance rather than a phobia.

Hope you can spread some light on this.

Thanks David.

Hi Annabelle,

The reason why I said you should not worry about this is just that she do the wrapping of gift once in a while.
I understand your story so far..............so you can go ahead with the transfer.

Looking forward to hearing from you.

Cheers,
David

Hi David,

Ohh once in a while..I see, that would mean I would only get scared, anxious and driven to the point of suicide probably only once in a while then...this deal is looking good I must say David.

One more thing I would like to ask before transferring the £1,000 funds to Western Union for you. Is the flat hurricane proof? The reason why I ask is that when I was camping in the foothills of mount DibbaDabbu a hurricane hit my hotel and it blew away leaving me to survive the harsh African winter of '87...If this were to happen again I don't think I could cope with it.

Sorry to mess you around David but this really is important to me and I really love the flat.

Thanks for your patience David I appreciate it.

Hi,

I want to know if you really interested in my flat, because I'm sick and tired of all this your questions. How would you be asking me that is the flat hurricane proof.
If you're want to know you have to do what  asked you to do then we can arrange the viewing and see the flat for yourself..................ok

Have a wonderful time.

Morning David!

I had a wonderful time thanks! All I did was watch Eastenders (Can you believe that plot line by the way??!), then watched Human Planet (WOW!) then attempted to watch Bone Collector on Channel5 but because I had my laptop on I got sidetracked by the blue and white of Facebook so didn't end up watching Bone Collector.

Anyway, back to us. I'm guessing the flat is hurricane proof as it looks to me like it was built in the 60's so it would've withstood the hurricane of 87 which devestated many parts of the south east, I actually lost my dog in it..just got sucked up into the air.

Right, I think i'm ready, how to do I transfer the money? Have you got the other girl's name as I would like to add her on facebook?

Have a wonderful time Davey.

Hi Ann,

I acknowledge your mail. I'm not a live in Landlord. I will have to come down for viewing Today and we can meet for viewing by 7pm, I need you to confirm if the time is ok by you, because i have other plans.
I will have to come down with the keys and the contract, so we can sign the contract if you are ready to rent immediately and i will handover the keys to you.  Are you ok with the cost of renting?
Can you show provide evidence that you can afford renting? because i was invited on Friday for viewing, when Deborah showed interest in the flat and i sent her the flat details and pictures she proceed and schedule to meet for viewing on  Friday, it was after i got down on  Friday expecting Deborah but she didn't show up, she sent me email on Saturday, informing me that she will not be able to come for viewing again, as she cant afford the cost of renting and she had decide to stay more in the flat she live in. That was why i had to place the ad again.
So i wasted my time and money transporting myself down because of Deborah, so i really don't want this to happen again, i will like to see proof that you have available money for renting and can afford the cost of renting.

You will have to give a close relative cash for a month rent plus security deposit (£600+£700=£1,300) to transfer to you at the nearest Western Union outlet close to you.You will be the one to collect the money when you arrive for the viewing at the nearest Western Union outlet close to the flat.

Here is how to go about it:
Sender's Name.......? Should be your brother or sister's name
Receiver's Name.........? Should be your name, so you will be in possession of your money. (The money is safe as it is only you that can withdraw it, since you are the receiver)
Receiver's Address.........? Use your address

Then, scan a copy of the western union paper to me or you send me the Sender's Name and the MTCN (10 Digit Number) as a proof of the transaction, so as for me to be sure you will be coming.

I will have to confirm online with Western Union, if the money is available for you. With Western Union Online confirmation link:
http://www.westernunion.co.uk/WUCOMWEB/staticMid.do?method=load&countryCode=GB&languageCode=en&pagename=HomePage

I know Western Union office will require some charges for the transaction, but i promise to refund the transaction charges back, when we meet for viewing.

With this i will be sure you can afford and capable of renting the room, then, we can meet for viewing. So after viewing you can pay me in Cash if you like the room and if you dont like it, you can go with your money.

I have had several cases of people we had a deal for viewing and fail to turn up is either they cannot afford the rent or the security deposit required but want me to come down with the aim of renegotiating.

I'm sorry for any inconveniency this might cause but i just have to be sure you can afford renting before coming for viewing.

Best regards
Dane

Hi Dane,

Who the hell does this Deborah think she is??? How much money did you lose by transporting yourself, I imagine it’s an expensive business.

OK, transfer sounds fine, I understand, I wouldn't want to have my time wasted either. Thanks for ruining it for everyone else Deborah. I recently got a bonus from work, so actually I can do this today, lucky you / us.
I'll have to go to the bank at lunch time, but just before I do, as i'm sure you understand that £1300 is a considerable amount of money, I have been reading over the details of your first e-mail and I wanted to pick up on this point

-           3 minute’s walk and you’re frolicking in Regent’s Park.

What do you mean by ‘frolicking’? Is this similar to Morris Dancing? If it is, then this makes me incredibly uneasy. I become very anxious and highly nasal when around Morris dancers. Let me explain why – In  2005 I was on a caravanning holiday in the Westcountry, I’d had a jolly old time with my friends Rodney Spine and Barbara Longnips (who incidentally will be the person I am making the transfer out too as I don’t have a brother or sister) but upon our last night, we stumbled across these Morris dancers, they shook there bells and flapped their hankies and rounded us into a corner, and smacked sticks above our heads shouting WE ARE THE EXETER MORRIS DANCERS. I didn’t sleep for weeks, it was like a scene out of a Bas Luhrman movie, I am a rather nervous individual as it is, and this was quite frankly terrifying.
I hope you don’t mind me telling you this story, I just need to be clear that if ‘frolicking’ does indeed mean there will  be Morris dancers in the facility then I am dubious about proceeding.

Please can you clarify, and if possible as soon as, as I will need to go to the bank by 1pm.

Kindest
Ann

Hi Ann,

No frolicking does not mean there will be Morris dancers. The flat is quite and in friendly environment, so dont get bothered over that ok. Just trying to let you know you will be able to have fun, dance and relax at your own pleasant time, most especially on weekends when you are home.

I look forward to see a scan copy of  the western union proof of £1300, so as for me to be sure you are capable and let me know the amount western union charge you for the transfer, i promise to refund it when we meet tonight.

Dane Milo

Hi Dane,

Ok, so no morris dancers. Are you a 100% sure of this? If the flat is in a quiet and friendly environment then I suppose the risk of bumping into these menacing folk is reduced, because let me tell you they are not quiet and they are not friendly.

With regards to your last e-mail and this sentence - 'you will be able to have fun, dance and relax'

Is there a reduction in rent if absolutely no dancing goes on? I feel a little nervous that even after we cleared up the whole frolicking, morris dancing issue, you still mention that there will be dancing in the flat. I really don't want to get bogged down in this frolicking, dancing, bohemian, nest of vipers Dane. Also what happens when you rent the other room out? Would I be able to request that the other person refrains from any type of dancing? Here are a list of banned dances you make like to consider including when advertising for another person -
NO-
Swing
Jazz
Tap
Hip-Hop
Country & Western
Body popping
Latin
Belly
Urban
Expressive
Experimental
Jive
Foxtrot
Lambada
Fandango

However I am ok with the Dekhni - a popular folk dance from Goa, India.

I have been to the bank, and have the rupees. I am hoping that you can confirm the above and I can make the transfer, I'm very excited about the prospect of having a new flat, this evening.

Kindest
Ann

Hi Ann,

You have access to all facilities in the flat and if you feel you dont want to do anything, it's nobody's business. You can have privacy if you decide not to have fun on weekends.

Hi Dane,

Sorry I was called into a meeting.

I have a proposition for you? If I was to pay an extra £200 would confirm that you will not allow dancing in the flat. If I can get that in writing, I will happily transfer you an extra amount of money.

Your right it's nobody else's business what I do in private, but would I want to feel like I was trapped in a room while outside, hippies danced freely around my living room. Nobody wants that Dane, nobody.

I do not need any extra payment from you and i didn't ask you to transfer money to me, you are to transfer using your close relative's name as receiver while you are the sender. All i just want to be sure of is you can afford cost of renting and have available money.

Dane,

Quick question - and slightly sensitive matter, so i would appreciate your discretion. I've got some Uranium rods that need storing, how thick would you say the steel of the bath is?? Also Am I allowed to have pets? I have two owls. Beautiful creature the owl Dane, very wise. I won them in an illegal dog fight in Peckham in 2008. Yep, I hear ya, don't care for dancers but i love a good illegal dog fight.

I am sorry to confuse the money transfer business, and lucky you told me, otherwise I would have just transferred it directly to you!

If you could just get back to me on the above, I've got a western union just down the road. Better look snappy though or we'll miss our window of opportunity at 7pm

A
